Student Housing Fundamentals Outpace Historical Average

Preleasing continues to surpass all previous years, and rent growth remained strong in March. Preleasing hit 67.7%, 2.4% ahead of last year’s pace, while rent growth reaccelerated to 6%. Strong performance is being driven by an uptick in enrollment growth in fall 2023.
